Why Cleaning Before Staining Matters

Fence cleaning washes off the mildew, algae and gray weathering on wood and vinyl fences, at low pressure so the boards are not damaged. Frontline Home Services cleans fences in Bellevue, Papillion and across the Omaha metro. If you stain over a dirty fence, the stain bonds to the dirt instead of the wood. That's not an opinion. It's just how it works. The right move is to pressure wash the fence first, let it dry fully, then apply stain or sealant to a clean, open surface. Andy Simmons at Frontline Home Services handles both steps, so you're not hiring two contractors and hoping the timing lines up. With a 5-star average across 42 Google reviews and a satisfaction guarantee on every job, there's no guesswork here. Call (402) 218-0676 and let's get your fence cleaned and ready.

Frontline Home Services is veteran-owned and based in Bellevue, NE, serving the full Omaha metro including Papillion, La Vista, Ralston, and surrounding Sarpy County neighborhoods. Andy runs this himself. He's the one who shows up, not a subcontractor you've never met. Whether your fence is weathered cedar, vinyl that's gone gray, or chain-link caked with algae, he's cleaned all of it in this area. What Fence Cleaning Actually Removes

Nebraska's climate is hard on fences. Here's what builds up between cleanings.

01

Mold and Mildew

Humidity off the Missouri River corridor means mold grows fast on wood fences. It looks like gray or black streaking, and it won't sand out. Pressure washing removes it at the surface level so stain can actually penetrate.

02

Algae and Green Buildup

Shaded fence panels on the north side of a property are almost always green by mid-summer. Algae won't cause immediate rot, but it traps moisture against the wood and accelerates deterioration over time.

03

Dirt, Mud, and Oxidation

Vinyl fences oxidize and go chalky. Wood grays out from UV exposure. Neither condition accepts stain or sealant properly without cleaning first. We adjust pressure and cleaning solution based on what material we're working with.

04

Old Flaking Stain

If the previous coat is peeling, staining over it just seals in the problem. Pressure washing strips loose material and gives you a surface worth investing in. We'll tell you upfront if the fence needs more prep than a single wash.

How We Work

The Two-Phase Process: Clean, Then Stain

Call (402) 218-0676
  1. Step 1: Wash and Inspect

We pressure wash the entire fence, adjusting technique for wood, vinyl, or chain-link. Wood gets a lower-pressure soft wash with cleaning solution. Vinyl gets a gentler rinse. We flag any boards that are rotted or damaged before you commit to staining.

  2. Step 2: Dry Time

Wet wood won't hold stain. We build in adequate dry time between visits, typically 48 to 72 hours depending on weather and wood density. Rushing this step ruins the stain job. We don't rush it.

  3. Step 3: Stain or Seal

Once the fence is dry and clean, it's ready for deck staining or a sealant coat. Andy coordinates the second visit so the timing is right, not just convenient. The goal is a finish that lasts through Nebraska winters, not just until the next rain.

Material Guide

Wood, Vinyl, and Chain-Link Each Need a Different Approach

Wood is the most common fence material in Omaha metro neighborhoods, and it's also the most sensitive. Too much pressure splinters the grain and raises fibers that won't take stain evenly. We use a controlled soft-wash technique on wood, lower PSI, appropriate dwell time with cleaning solution, then a careful rinse. Vinyl fences don't need staining, but they do need cleaning. Oxidation and algae make vinyl look dingy, and no amount of scrubbing by hand removes it as thoroughly as a proper pressure wash. For chain-link, we clean the wire mesh and any wooden or metal posts. Chain-link won't accept stain, but cleaning it removes rust streaking and algae that make the whole fence line look neglected. If you're not sure what your fence needs, call and describe it. Andy will tell you straight. He won't sell you a service your fence doesn't need. You can also see the power washing services we use across fence types.

  • Due to being a senior, I hadn’t washed my windows in 10 years. I couldn’t stand looking through the build up of dirt anymore. They were scummy. Frontline Hime Service came out and cleaned my exterior windows. I was thrilled when they finished. My windows are so clean you’d swear there wasn't even a window there. They were very professional, friendly and respectful of my property. I’d give them a 10 star! Call them, you won’t regret it!

  • Andy showed up when he scheduled that is rare with contractors today. He was concise in explaining what do planned to do and he went about doing it. I asked about some extra work, and he gladly provided the service while he was on site. I will certainly have him back to do the interior windows and put him on a semi-annual schedule. REFRESHING!

  • Frontline Home Services saved us from becoming permanent residents of “Snowmageddon 2025.” They added us to their route faster than I can find my snow boots (which is impressive). They showed up, cleared everything, salted it down, and made our driveway look like we actually have our life together. This family business is reliable, friendly, and honestly feels like hiring the Avengers for snow removal. Highly recommend!

How long should I wait after pressure washing before staining my fence?
In the Omaha metro, plan on 48 to 72 hours minimum after washing before applying any stain or sealant. Nebraska summers can be humid enough that wood holds moisture longer than you'd expect. If it's been a rainy week or the fence is thick cedar, give it the full 72 hours. Staining too soon is the most common reason DIY fence staining jobs fail, the stain sits on top instead of soaking in, and it peels within a season.
Can I pressure wash my fence myself before staining?
You can, but the risk is using too much pressure on the wrong material. Wood grain opens up under high PSI, and if you're not careful you'll raise splinters across the entire fence surface that won't take stain evenly. Vinyl can crack at joints if the pressure angle is wrong. The equipment matters too. A rental unit from a hardware store doesn't give you the same control as professional gear. If you're committed to DIY, at least test on a back corner first. Most people call us after one bad experience trying it themselves.
Does Frontline clean fences in La Vista and Papillion, not just Bellevue?
Yes. Andy services the full Omaha metro including La Vista, Papillion, Ralston, Millard, and Sarpy County broadly. He's based in Bellevue and gets out to Papillion regularly. If you're in one of those areas, call directly and he'll confirm scheduling for your neighborhood. There's no extra trip fee for Sarpy County locations.
How often should a fence be professionally cleaned?
Once a year is the standard recommendation for most Omaha metro properties. If your fence is under a tree canopy, on the shaded north side, or near a sprinkler system that hits it regularly, you might need cleaning twice a year. The practical rule: if you're planning to stain, clean it first regardless of when the last cleaning was. Staining over contaminated wood wastes the stain and usually requires stripping before you can reapply properly.
What's included in a fence cleaning job from Frontline?
Andy washes the entire fence line, both sides where accessible, using pressure and cleaning solution appropriate for the material. He inspects for damage, rot, or loose boards as he goes, and tells you what he finds before he leaves. Frontline also offers deck refinishing and deck staining if you want the full exterior reset done together. Call (402) 218-0676 for an accurate estimate based on your specific fence size and condition.

What type of fence cleaning solution does Frontline use near Offutt AFB neighborhoods?
Andy uses eco-friendly cleaning solutions appropriate for the fence material. For wood fences common in neighborhoods around Offutt AFB and South Bellevue, that means a biodegradable detergent that lifts mold and mildew without damaging surrounding landscaping or turf. For vinyl fencing, a lighter solution does the job without breaking down the finish. Every job gets the right chemistry for the surface, not a one-size-fits-all approach.
