Why Low Pressure Exterior Cleaning Matters

Low pressure exterior cleaning, what most people call soft washing, is the right method for surfaces that high-pressure washing would damage. Vinyl siding, painted wood, stucco, roof shingles: crank up the pressure on any of these and you're forcing water behind panels, stripping paint, or blasting granules off shingles years before they should go. Soft washing uses biodegradable cleaning solutions to kill algae, mold, mildew, and bacteria at the source, then rinses clean at a fraction of the pressure a standard pressure washer runs. If you've got black streaks on your roof or green buildup creeping up the siding, give Andy a call at (402) 218-0676. That's the right job for soft washing, and it'll look completely different when we're done.

The process itself is straightforward, but getting it right depends on the right chemical mix for the surface, the right dwell time before rinsing, and knowing when to add a second pass versus when the surface is done. Roofs get a different solution than siding. Wood gets treated differently than vinyl. That's not a complexity most homeowners want to manage themselves, and it's not a job to hand to a crew that only knows how to point a pressure wand. At Frontline Home Services, soft washing is part of our full exterior cleaning process, not an afterthought. Every job is different, contact Frontline Home Services for an accurate estimate.

What Soft Washing Actually Cleans

Pressure alone doesn't kill what's growing on your home. The right chemistry does.

01

Roof Shingles

Black streaks on asphalt shingles are Gloeocapsa magma, a cyanobacteria that eats your shingles over time. Soft washing kills it without stripping the granule layer that protects the shingle. High pressure on a roof voids most manufacturer warranties. We don't do it.

02

Vinyl and Wood Siding

Mold, mildew, and algae bond to siding surfaces and spread fast in humid Omaha metro summers. Soft washing removes the organism, not just the visible stain. The result stays cleaner longer than a standard pressure wash because the root cause is gone.

03

Painted Surfaces

Painted wood trim, fascia, and soffits can't take standard pressure washing without chipping or peeling. Low pressure cleaning cleans without lifting the paint, so the surface looks better without creating a new repair project.

04

Stucco Exteriors

Stucco is porous and holds moisture. Force water into it at high pressure and you're inviting water intrusion behind the surface. Soft washing cleans the exterior without driving water into the substrate.

05

Fences and Decks

Wood fences and decks get algae and gray weathering that soft washing can address before you move on to deck staining or fence staining. Cleaning first is not optional, stain over a dirty surface and the stain won't bond right.

06

Driveways and Concrete

Some surfaces need more pressure, not less. Part of doing this correctly is knowing which method fits the material. Concrete and pavers get power pressure washing. Not soft washing. Getting that call wrong is how surfaces get damaged.

The Process

How a Soft Wash Job Gets Done

Call (402) 218-0676
  1. Surface Assessment

Before any solution goes down, the surface gets inspected, material type, age, existing damage, the kind of growth present. That determines the chemical mix and dwell time. Skipping this step is how you end up with a surface that looks worse after cleaning than before.

  2. Low Pressure Application

Biodegradable cleaning solution goes on at low pressure, typically under 500 PSI, which is about the pressure of a garden hose on a strong setting. The chemistry does the work. It's left to dwell until the algae, mold, or mildew is dead, not just disturbed.

  3. Rinse and Inspect

A controlled rinse at low pressure clears the solution and the loosened growth. The surface gets inspected before we call it done. Stubborn spots get a second pass if needed. We're not pulling out of the driveway until the result is right.

Andy Runs Every Job With the Same Standard

roof shingles work, professional service in Bellevue, NE
Frontline Home Services is veteran-owned and operated, Andy Simmons served and now runs this business with the same standards the military demands. That's not a marketing line. It means the job gets done the way it was planned, the surface gets inspected when it's finished, and if something isn't right, it gets fixed before he leaves. No crew you've never met. No subcontractors. Andy is the person you talk to and the person who shows up. Across 42 five-star Google reviews, that's what homeowners across the Omaha metro keep saying. The work matches what he said it would be, and he shows up when he said he would. That genuinely is rare.

Soft Wash vs. Pressure Wash: Which One Is Right

  1. 01

    Use Soft Washing For

Roofs, siding, painted wood, stucco, and any surface where water intrusion or surface damage is a real risk. If it grows algae or mildew, soft washing removes it more completely and keeps it gone longer than blasting it with pressure.

  2. 02

    Use Pressure Washing For

Concrete driveways, brick, pavers, and surfaces built to handle it. Our power pressure washing service handles these, higher pressure, no chemical dwell time needed. The two methods complement each other on a full exterior job.

  3. 03

    When You Need Both

Most full exterior cleaning jobs use both methods. Soft wash the siding and roof, pressure wash the driveway and sidewalks. Bundling both into one visit saves time and usually saves money. Ask about combining services when you call.

What Omaha Metro Homes Deal With Year-Round

Nebraska summers are humid. That humidity feeds algae and mildew growth on siding and roofs faster than homeowners expect, and a wet spring followed by summer heat is about the best growing condition mold could ask for. The black streaks you start noticing in June were likely establishing themselves all spring. Winter brings freeze-thaw cycles that crack and open surfaces, and the grime that settles in those cracks over fall and winter doesn't rinse off with rain. Soft washing once a year, or every other year depending on your home's exposure and surroundings, keeps that cycle from compounding into something that needs replacing instead of cleaning. If you're not sure how often your home needs it, read our guide on what to expect from an exterior cleaning appointment or call Andy directly at (402) 218-0676.

  • Due to being a senior, I hadn’t washed my windows in 10 years. I couldn’t stand looking through the build up of dirt anymore. They were scummy. They were very professional, friendly and respectful of my property. I’d give them a 10 star! Call them, you won’t regret it!

  • Andy showed up when he scheduled that is rare with contractors today. He was concise in explaining what do planned to do and he went about doing it. I asked about some extra work, and he gladly provided the service while he was on site. I will certainly have him back to do the interior windows and put him on a semi-annual schedule. REFRESHING!

Can you soft wash with a pressure washer?
You can use a pressure washer as the delivery tool, but the PSI has to be dialed way down, under 500 PSI for most surfaces, versus the 2,000 to 4,000 PSI a standard pressure washing job runs. The cleaning comes from the chemical solution, not the water pressure. Using a pressure washer at full PSI with a soft wash solution defeats the purpose and can still damage shingles, siding, or painted surfaces. The equipment is the same; the technique and pressure setting are completely different.
What cleaning solutions do you use for soft washing?
The base of most soft wash solutions is sodium hypochlorite, similar to bleach but mixed at specific concentrations depending on what's being cleaned and how severe the growth is. Surfactants are added to help the solution cling to the surface and penetrate the algae or mold rather than running off. Everything we use is biodegradable. Roofs get a different mix than siding. We don't use one-size-fits-all chemistry because different surfaces and different organisms require different approaches.
How is soft washing different from pressure washing for house siding?
Pressure washing removes surface-level dirt by mechanical force, water hits the surface hard and blasts debris loose. Soft washing uses chemical treatment to kill the organism causing the staining, then rinses at low pressure. The practical difference: pressure washing can force water behind siding panels and strip paint on wood, while soft washing cleans without those risks. Soft washing also keeps siding cleaner longer because the mold and algae are killed, not just knocked off temporarily.
How long does soft washing keep a roof or house clean?
Most roofs stay clean for two to four years after a proper soft wash treatment. Siding typically needs attention every one to two years depending on sun exposure, tree coverage, and how humid the area is. Homes with heavy shade and tree coverage tend to grow algae faster because moisture lingers. Nebraska's humid summers accelerate growth compared to drier climates, so annual inspection is worth doing even if a full treatment isn't needed every year.
Will the soft wash chemicals damage my landscaping or lawn?
Sodium hypochlorite at the concentrations used for soft washing can damage plants if it's applied directly or allowed to pool. Before any soft wash application, surrounding plants, shrubs, and grass get pre-wet with plain water, this dilutes any chemical that contacts them. After the rinse, the area gets flushed again. When done correctly, soft washing does not damage landscaping. Any contractor who doesn't wet down the plants before starting is skipping a step that matters.
Do I need to be home when the soft wash service is performed?
Not necessarily, but a walkthrough at the start helps. It gives Andy a chance to flag any existing damage, loose siding, cracked caulking, damaged fascia, before the job starts, so you're not surprised afterward. If you can't be there, confirm access to the exterior, let us know about any known damage or sensitive areas, and we'll communicate throughout. You'll know what was done and what, if anything, needs follow-up attention.
